Conveyancing & Property Lawyers on the Central Coast

Buying or selling on the Coast? We review the contract before you sign, handle the settlement, and tell you plainly if something in it should worry you.

Buying or Selling Property on the Central Coast

Property is the largest transaction most people ever sign, and it usually happens on someone else’s timetable. An agent wants the contract back. A cooling-off period is running. Settlement is booked and the bank is slow. Somewhere in the forty pages is a clause that could cost you, and you have days to spot it.

That is where a good conveyancer earns their fee. Ryan & Ryan acts for buyers and sellers across the Central Coast, from first home buyers around Wyong and Lake Haven to downsizers on the peninsula and Sydney families moving up. We review the contract before you sign, settle electronically through PEXA, and tell you plainly if something in it should worry you.

Because we are a law firm rather than a conveyancing-only business, we can deal with what turns up in the contract: an easement, an unapproved structure, a strata report full of problems, a deceased estate sale, or a transfer between separating partners.

Why Choose Our Central Coast Conveyancers

We read the contract before you commit. That is the cheapest advice in the whole transaction. Ten minutes on the phone before you sign can prevent a problem that costs thousands to unwind afterwards.

We are PEXA certified, so settlements happen electronically. Fewer delays, less standing around waiting for cheques, and faster confirmation once it is done.

We also handle interstate purchases for clients buying or selling in Queensland and Victoria, which matters on the Coast where people move both directions.

And when a property matter is tangled up with something else, a deceased estate, a separation, a lease over the premises, the same firm can deal with all of it.

Property & Conveyancing FAQs

A licensed conveyancer can handle a standard transfer. A solicitor can do that and also advise on the legal issues that sit around it: a dispute with the vendor, an estate, a separation, a company or trust buying, a problem with the title. If your transaction stays simple, either works. If it does not, one of them has to refer you out.

Yes, and it is worth doing even when you are in a hurry. Once you sign and exchange, your ability to negotiate terms largely disappears. A quick review beforehand is the highest-value part of the whole job.

Residential purchases in NSW generally have a five business day cooling-off period after exchange, during which you can withdraw but forfeit 0.25% of the purchase price. It does not apply to auction purchases, and it can be waived or extended. Tell us before you sign anything that waives it.

Six weeks is the common default in NSW, though the contract can specify otherwise and settlement dates are negotiable. Delays usually come from lenders rather than lawyers, which is why we start chasing your bank early.

Yes. We will check what you are eligible for and make sure the paperwork is lodged correctly as part of the transaction, rather than leaving you to work it out.

Yes, we handle interstate conveyancing for clients buying or selling in Queensland and Victoria. The processes differ from NSW in ways that catch people out, particularly around cooling off and deposits.

For a standard purchase or sale we can usually quote a fixed professional fee up front, separate from the disbursements such as searches, certificates and government fees. Complications like off-the-plan, strata issues or a deceased estate can add to it, and we will tell you before that happens.
